It’s that time of year again as we rush head-long towards Xmas…..
….and no one is busier than the Cooper & Co Sponsorship Team. With well over 200 events a year we now have a dedicated team of elves, gnomes & humans to help us organise these wonderful events that contribute a huge amount to the people of the North Shore. You will also be relieved to hear that the famous “coffee & cone” is now back in service in a beautiful new truck which even has a stand-able head-height. A great relief to our expert, BUT TALL, family of helpers.

Art Auction – LakeHouseArts - Many of you will have seen Sam Walmsley in action as he extracts those last $1000s from property buyers. But you would have been even more impressed to have seen him at our recent fundraiser in aid of the Academy for Gifted Education. With works donated by the likes of Otis Frizzell (no – not a tattoo on offer this time) this was one exciting and fun event and one we were thrilled to be involved with.
Sculpture on Shore! It was great to have a number of clients at this fantastic fundraising event at Fort Takapuna on Tuesday evening. Tickets were limited, so we could not get as many as we would have liked. For a change we had a beautiful evening to view some astonishing sculptures spread over the extensive grounds and among the old fortifications. As always, Martin Cooper kept several hundred people well provided with food and drink. All to raise funds for Women’s Refuge.
Sub-Divide and Conquer! Under Auckland’s Unitary Plan, many of us own properties with potential to sub-divide into two sections or more. That’s on paper anyway. When it comes to actually doing it to your present property, or if you are contemplating purchasing with a view to putting more than one house on the land in question, there can be many a slip between the cup and the lip before it can happen, or if it can happen at all! This is where it might be worthwhile investing in a professional site feasibility assessment.

From January 1st the Ministry of Justice requires Real Estate Professionals to fall in line with lawyers, accountants and the like, to gather much more personal and financial information about who is buying and selling property. It’s part of changes to the Anti-Money Laundering and Countering Financing Terrorists (AML/CFT) Act. We’ll be required to gather this information before anyone can enter into a sale or purchase agreement.

This may include photographs and passport details of purchasers to prove they are who thy say they are. If we suspect money being used to purchase a property comes from an illicit source, overseas or locally, we must “red flag” it to the police and face penalties if we don’t. The sacred Family Trust will also come under scrutiny. All trustees will have to be identified and financial details of the trust provided. How far our involvement will be and exactly how we will be expected to go about it has not yet been revealed but we’re assured we’ll “be trained” before Christmas. Needless to say, despite the valid intentions of the Act, most Real Estate Agents are not looking forward to being thrust into the role of information gatherers for the law. You can expect to see a lot more publicity in the next couple of months.
